2) Price drops: Same search, then filter Price changed (last 7–14 days) to find motivated sellers.
3) DOM leverage: Filter DOM 15–60 to find homes past the “first-week rush” window.
4) The “real shortlist”: Keep 8–12 homes max, then go deep on the top 3 (sold comps + condition).
5) Your “must-have” constraint: Beds/baths + parking + basement style (avoid over-filtering early).
