Purpose of Our Website

AlbertaSell.com connects users with licensed Alberta real estate professionals and public listing information from the MLS system. Information you provide helps us deliver property matches, valuations, and professional real estate services.

Our Communications With You

  • You consent to emails, calls, or texts regarding real estate services. Some may use automated systems or prerecorded messages.
  • No purchase is required to receive communications.
  • To opt out, reply STOP to texts or click Unsubscribe in emails.
  • We comply with the Canadian Anti Spam Legislation and with Alberta privacy laws.

Use of Artificial Intelligence

We may use artificial intelligence tools to assist with searches and general guidance. AI suggestions are informational only and are not legal, financial, or real estate advice. You should rely on your own judgment and on advice from licensed professionals.

Mortgage Services Disclaimer

Important: Alberta Sell Real Estate does not arrange, broker, underwrite, or administer mortgages, pre approvals, or credit applications.

We do not provide mortgage brokerage services and we are not responsible for mortgage advice, pre approval decisions, underwriting decisions, interest rates, fees, timelines, document collection, application processing, or funding outcomes. Any reference to a mortgage broker, lender, or financial institution is for convenience and guidance only.

  • No involvement in processing: We do not prepare, submit, manage, or monitor mortgage applications. We do not communicate with lenders on your behalf except to pass along your contact details if you ask us to do so.
  • No representation or warranty: We make no statement regarding approval likelihood, interest rate, product suitability, timing, or lender performance.
  • No compensation accepted: We do not receive referral fees, commissions, gifts, or other benefits from mortgage brokers or lenders for introductions, except if required by law and disclosed to you in writing in advance. As a rule we do not participate in fee sharing with mortgage providers.
  • Your responsibility: You must complete your own due diligence and work directly with a licensed mortgage professional. You are solely responsible for your mortgage decisions.

Third Party Services and Trades

We may share names of or links to third party providers, including but not limited to home stagers, inspectors, contractors, plumbers, electricians, painters, cleaners, movers, photographers, and builders or developers. These references are informational and for convenience only.

  • No agency or partnership: Unless we expressly agree in writing, we do not act as agent, partner, guarantor, or supervisor of any third party.
  • No warranty: We do not warrant quality, pricing, timelines, availability, safety, insurance coverage, licensing, permits, or outcomes of any third party work.
  • No compensation accepted: We do not receive referral fees, commissions, gifts, or benefits from these third parties for introductions, except if required by law and disclosed to you in writing in advance. As a rule we do not participate in fee sharing with service vendors.
  • Due diligence: You must verify qualifications, insurance, permits, warranties, and contract terms directly with the provider.

Builder and Vendor Recommendations

Any mention of a builder, developer, or vendor is based on general market awareness and client feedback. We do not certify workmanship, materials, warranty coverage, or legal obligations. You must rely on your own inspections and on advice from qualified professionals.

Although our team includes professionals with a background in law, all content and communications from Alberta Sell Real Estate are for information and for real estate services only. We do not provide legal advice, legal representation, or legal opinions. You should retain independent legal counsel for legal advice or contract interpretation.

Refunds and Nonreturnable Services

All services and digital products sold through AlbertaSell.com are nonrefundable by default. These include consultation packages, FSBO kits, contract review tools, downloadables, and any service that does not involve shipment of a physical product.

In limited cases a refund may be considered on written request and is subject to management approval. Approval is not guaranteed. If approved, processing may take up to sixty days and an administrative fee of up to twenty percent may apply.

By purchasing you agree to this policy and waive chargebacks or disputes except in the case of proven fraud or unauthorized transactions.

Disclaimer of Warranties and Limitation of Liability

This website and our services are provided as is and as available. We do not promise uninterrupted access or error free operation. To the maximum extent permitted by law, Alberta Sell Real Estate and its brokers, agents, and staff are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages. Your sole remedy is to stop using the site and services.

Indemnity and Hold Harmless

You agree to defend, indemnify, and hold harmless Alberta Sell Real Estate and its brokers, agents, and staff from claims or losses arising out of your use of the site or services, your dealings with third parties, or your breach of these terms, except to the extent caused by our willful misconduct.

Collection of Personal Information

Email info@AlbertaSell.com with the subject “Data Deletion Request” and include the email/phone you used with us. We’ll confirm and process your request in a reasonable time, subject to legal and regulatory retention requirements.

How do I opt out of email or SMS?

Click “Unsubscribe” in any email, or reply STOP to any SMS. You can also email us at info@AlbertaSell.com.

Do you sell my personal information?

No. We do not sell your personal information. We use it to provide real estate services, matches, and communications you request.

Do you receive compensation for referrals?

As a rule, no. We do not accept referral fees or benefits from mortgage, trade, or builder referrals. If compensation is ever contemplated, it would be disclosed to you in writing in advance and only as required by law.
