We do not provide mortgage brokerage services and we are not responsible for mortgage advice, pre approval decisions, underwriting decisions, interest rates, fees, timelines, document collection, application processing, or funding outcomes. Any reference to a mortgage broker, lender, or financial institution is for convenience and guidance only.
- No involvement in processing: We do not prepare, submit, manage, or monitor mortgage applications. We do not communicate with lenders on your behalf except to pass along your contact details if you ask us to do so.
- No representation or warranty: We make no statement regarding approval likelihood, interest rate, product suitability, timing, or lender performance.
- No compensation accepted: We do not receive referral fees, commissions, gifts, or other benefits from mortgage brokers or lenders for introductions, except if required by law and disclosed to you in writing in advance. As a rule we do not participate in fee sharing with mortgage providers.

Third Party Services and Trades
We may share names of or links to third party providers, including but not limited to home stagers, inspectors, contractors, plumbers, electricians, painters, cleaners, movers, photographers, and builders or developers. These references are informational and for convenience only.
- No agency or partnership: Unless we expressly agree in writing, we do not act as agent, partner, guarantor, or supervisor of any third party.

Refunds and Nonreturnable Services
All services and digital products sold through AlbertaSell.com are nonrefundable by default. These include consultation packages, FSBO kits, contract review tools, downloadables, and any service that does not involve shipment of a physical product.
In limited cases a refund may be considered on written request and is subject to management approval. Approval is not guaranteed. If approved, processing may take up to sixty days and an administrative fee of up to twenty percent may apply.
By purchasing you agree to this policy and waive chargebacks or disputes except in the case of proven fraud or unauthorized transactions.
Disclaimer of Warranties and Limitation of Liability
This website and our services are provided as is and as available. We do not promise uninterrupted access or error free operation. To the maximum extent permitted by law, Alberta Sell Real Estate and its brokers, agents, and staff are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages.
